Access to the reserved room will be possible starting from 4 pm.
It will be appreciated if the guest indicates an approximate arrival time so that we can organize ourselves to provide you with all the necessary information.
It is important that you indicate your personal mobile number and that data traffic is enabled also in Italy (if you come from abroad) as the access keys to the room work thanks to the Bluetooth connection with your phone.
You will be enabled to access the rooms thanks to your mobile phone automatically at the time of payment and for the exact time of stay booked.
If you do not own a smartphone or do not have any type of internet connection, we will provide you with numeric access codes upon request to access the accommodations thanks to the numeric keypads on the doors.
As soon as you arrive in the room, we kindly ask you to immediately inform us if you identify any problems with the furniture or the equipment of the room.
Thanks to this automated system, entry into the room can also take place late at night without the need to meet us in person to provide you with keys or access cards.
You will be sent by email both the company policy, the regulations and all the useful information to make your stay easy, pleasant and free of unknowns.
Please leave the rooms by 11:00 on the day of departure, please report in advance if you have damaged any furniture or accessories in the room.
We inform you that after 11:00 the codes provided to you and the authorizations on your smartphone will expire and you will no longer be able to access the rooms once you leave.
If we have also provided you with physical keys and we have not agreed on a return method, it will be appreciated if you leave them in the room.
Do you need to leave your suitcases or other luggage for a few hours after 12?
you can ask us and we will see based on our commitments if we can organize it.
Eventually we can enable the access codes to the building and common areas for a few more hours, and you can leave your luggage in the corridor and in the common areas.
We point out a convenient automatic Luggage Storage open from 7:00 to 24:00 in via Ghega 2, near the Trieste train station.
small pets are allowed as long as you take care of them and avoid them damaging the furnishings of the rooms,
it will also be appreciated if you make sure that your beloved animal does not disturb or inconvenience other guests.
Unfortunately, not everyone loves animals and almost all guests appreciate silence during rest hours.
For the extraordinary cleaning and sanitization of the rooms and to eliminate possible allergens, a €10 surcharge will be required per day of stay of your animals in the facility.
The rooms have been designed and renovated to ensure maximum privacy and silence by installing special sound-absorbing and sound-insulating walls, doors and windows; despite this,
We ask you to respect the normal hours of silence and quiet which are from 12 to 15 and from 22 to 8 in the morning.
In these time slots you can obviously watch TV at low volume, wash yourself and carry out normal activities but you are asked to speak softly and not to engage in noisy activities.
the use of the shared kitchen at the entrance is foreseen for the two rooms without a kitchen.
Or the kitchen already present in the studio flat if you have booked a room with a kitchen.
In the pantry you may find basic necessities
(detergents, oil, salt, vinegar) where you can draw to have breakfast without leaving or eat/cook something if you wish, but their presence is not guaranteed as they are often finished without notifying us or are completely stolen by some impolite guest.
It is a welcome custom for those who use these goods to leave an offering or provide similar items to leave for the next guest.
In any case, avoid making too much noise in the common areas.
The common areas are video monitored for your safety.

any damage you may cause to the property, the furniture or any accessory and furnishings of the room and to any objects and third parties, are covered by partial insurance during your stay but we advise you that the deductible is €250.

Each room is equipped with air conditioning (cooling).
Make sure the cooling mode is selected (snowflake symbol on the display).
Do not select other modes.
Do not turn on the air conditioners in winter.
The temperature must then be adjusted with the appropriate arrows. (high or low).
We suggest not keeping temperatures too different from the ambient temperature. In summer, for example, it is recommended NOT to keep a temperature lower than 26°.
The law in the national territory prohibits the use of air conditioners to cool below 25°, therefore a lower temperature in your room, in addition to having a negative impact on the environment, is also a punishable behavior.
By setting a lower temperature you will NOT speed up the initial cooling time, nor the power. In case of problems or other needs, contact the administrators (contacts at the bottom)
Room Heating:
in winter, each room is equipped with its own thermostat, the temperature is set to 20° C as, by Italian law, this maximum limit is set to avoid waste and reduce pollution. It is forbidden to touch the thermostats of the rooms, in case of problems or other needs, contact the administrators (contacts at the bottom)
Smoking is strictly prohibited in the rooms and common areas. In order to guarantee maximum safety, all rooms are equipped with a smoke alarm system and in the common areas there are tested fire extinguishers to be used only in case of emergency and real necessity.
This historic building dating back to 1856 has floors entirely made of wood, therefore the use of open flames inside the accommodations must be absolutely avoided.
The alarm system is directly connected to the Fire Department and to the electricity and gas supply system, causing it to automatically shut down.
If you were to activate the alarm due to your conduct or incompetence, we suggest that you contact us immediately on the emergency numbers in the room, before contacting the fire brigade if not necessary.
You will be charged for the costs of intervention by companies and organizations resulting from your incompetence, both to deactivate the alarms and to restore the electricity and gas supplies.
It is also forbidden to leave the windows open during your absence. The wooden floors that we wanted to preserve and renovate are original from the period and by their nature are delicate. A water infiltration can seriously damage them and easily infiltrate to the floor below, causing damage to the apartments below.
Always close the shutters (Venetian blinds) in case of strong wind, or secure them well with their stops when open. If these are not secured well, in case of strong wind (bora) they can bang violently, breaking and falling into the street with risk of injury/damage.
It is forbidden to throw objects other than toilet paper into the toilet. In fact, throwing paper towels, paper towels, plastic, feminine hygiene products or other items into the toilet could cause the drains to clog and the cost of the company's intervention would be charged to you.
